Ruby brings experience across the property development and complex real asset transactions project lifecycle.

Her expertise includes:

  • site acquisitions and disposals, including strategic due diligence and contract negotiation;
  • development agreements, joint ventures and project structuring arrangements;
  • funding and finance structures, including senior debt, mezzanine and second mortgage arrangements;
  • subdivisions, owners corporation structuring and governance;
  • planning and development advisory, including planning permits, development contributions, GAIC and Section 173 Agreements;
  • infrastructure delivery, easements, restrictive covenants and utility/service provider agreements (including embedded networks);
  • government and community housing projects and public authority engagement;
  • stamp duty, land tax, FIRB considerations and transaction structuring issues;
  • complex title, boundary and land use matters, including adverse possession and plan variations; and
  • compulsory acquisition and compensation, including large-scale infrastructure projects.

Experience

Ruby’s recent experience includes:

  • advising on complex, multi-parcel property transactions across development, infrastructure, agriculture, mining and mixed-use sectors;
  • acting on large-scale acquisitions and disposals, including transactions exceeding $150 million and involving multiple landholdings, water licences and Crown interests;
  • coordinating end-to-end management of property transactions, from deal structuring and negotiation through to completion and post-settlement arrangements; and
  • structuring and negotiating joint ventures, put and call options, refinancing arrangements and complex funding transactions.
